RICS Level 1 Survey

also known as a Condition Report

Our RICS Level 1 Survey, referred to as a Condition Report, is the most basic form of property survey available, ideal for newer builds or homes that appear to be in generally good condition. It offers a high-level overview of the property’s current state, focusing on any visible risks, defects or areas that may require future attention.

This type of survey is designed to provide clarity and reassurance for buyers without overwhelming detail. Using a simple and accessible traffic-light system, it highlights the condition of key elements of the property, such as walls, roofs, windows and services, making it easy to understand at a glance.

If you’re purchasing a modern property with no major alterations or concerns, this straightforward assessment can give you the peace of mind you need to proceed with confidence.

RICS Level 2 Survey

also known as a HomeBuyer Report

Our RICS Level 2 Survey is ideal for conventional homes in reasonable condition. It provides a clear and detailed overview of the property’s structure and overall state, making it a popular choice for prospective buyers who want more than a basic check.

This survey identifies visible defects, signs of wear, and urgent repairs using an easy-to-read traffic-light system. It also includes general maintenance advice and flags any potential risks that could impact the property’s long-term condition.

The report will provide recommended next steps to help guide any purchaser to ensure future cost liability can be established. If you’re looking for a thorough yet accessible review, this report offers the right level of detail and reassurance.

RICS Level 2 & Valuation

HomeBuyer Report with a Valuation

This version of the RICS Level 2 Survey includes everything found in the standard HomeBuyer Report, a clear assessment of the property’s condition, insights into structural issues or visible defects, and practical advice on urgent repairs and ongoing maintenance. The report uses the familiar traffic-light rating system, helping you easily spot areas of concern and understand the overall condition at a glance.

In addition to this, the survey includes a professional market valuation of the property. This valuation is based on the condition of the property at the time of inspection and considers any repairs or issues identified in the report. It also often includes an insurance rebuild cost, offering another helpful layer of financial context.

This version of the survey is ideal for buyers who want added confidence that the property is fairly priced. By combining a detailed condition report with an expert valuation, it helps you make more informed decisions, particularly when negotiating with sellers or securing a mortgage. It’s a smart choice if you want peace of mind on both the condition and value of your potential new home.

RICS Level 3 Survey

or a Building Survey

The RICS Level 3 Survey is the most detailed inspection available and is typically recommended for older, larger, or heavily modified properties. It provides an in-depth examination of a property’s construction, condition, and structural integrity, making it ideal for buyers who want the fullest picture before committing to a purchase.

This comprehensive report identifies visible defects and potential hidden issues, explores their likely causes, and outlines the consequences if left unresolved. It also highlights areas that may require future attention, helping you prepare for any ongoing maintenance or renovation work.

In addition to assessing the building’s condition, the survey offers expert advice on necessary repairs, recommended maintenance, and estimated costs. It’s particularly valuable for properties with a complex history or where significant refurbishment is planned, as it gives clear and practical guidance on what’s needed and when.

Unlike the Level 1 or 2 surveys, the Level 3 is fully tailored to the individual property, delivering the highest level of reassurance. If you’re looking for a thorough, independent evaluation before making a serious investment, especially in a period property or one in need of work, this survey gives you everything you need to make an informed decision with confidence.
