What Is a Probate Valuation and How Long Does It Take?

When someone passes away, their estate often includes a property — and before it can be administered, that property usually needs to be valued. This is known as a probate valuation. It’s a sensitive time, so here’s a clear, no-jargon explanation of what’s involved and how long it takes.

What a probate valuation is

A probate valuation establishes the market value of a property at the date of the owner’s death. It’s used to work out the total value of the estate, which in turn determines whether any Inheritance Tax is due and how much. The figure forms part of the application for probate — the legal right to deal with the deceased’s estate.

Why it needs to be done properly

HMRC scrutinises probate valuations, particularly on larger estates. An inaccurate or informal figure — for example, a quick estimate from an estate agent — can be challenged, leading to delays, penalties, or a higher tax bill than necessary. A formal RICS “Red Book” valuation, carried out by a registered valuer, is prepared to the professional standard HMRC, solicitors and the courts expect. It’s defensible, properly evidenced, and far less likely to be questioned.

A Red Book valuation can also work in the estate’s favour: a professional, accurate figure protects against overpaying Inheritance Tax and provides a reliable baseline for any future Capital Gains Tax if the property is later sold for more.

What the process involves

The valuer carries out a physical inspection of the property, assessing its size, condition, layout and any factors affecting value. They then analyse comparable local sales evidence to arrive at an open-market figure as at the date of death. The result is a formal written report you can submit with the probate application and provide to HMRC and your solicitor.

How long does it take?

The valuation itself is usually quick. We can typically arrange an inspection within a few working days of your enquiry, and the inspection takes anywhere from around 30 minutes to a couple of hours depending on the size of the property. The written report usually follows within a few working days of the visit. So from first call to finished report, you’re generally looking at a matter of days to a couple of weeks — though we always try to work around the timescales of the wider probate process, which is handled by the solicitor or executor and can take several months overall.
