For any period or listed property, a RICS Level 3 Building Survey is almost always the right choice. Older homes have non-standard construction, decades (or centuries) of alterations, and a greater chance of hidden defects — exactly what a Level 3 is designed to investigate in detail. A basic report simply won’t go deep enough.
Older homes were built to “breathe,” often with solid walls and no damp-proof course. Problems arise when previous owners have applied modern, non-breathable treatments — cement renders, plastic paints, sealed-up fireplaces — that trap moisture. Look for signs of rising and penetrating damp, condensation, and inappropriate past repairs. A surveyor will identify the cause, not just the symptom.
Period roofs, chimney stacks and rainwater goods are common sources of expensive trouble. So is timber decay — rot and historic beetle infestation in old joists, lintels and roof structures. These are areas where small problems become big bills if missed.
If the property is listed, the protection applies to the whole building, inside and out, and often to features you might not expect. You’ll generally need Listed Building Consent for alterations — even seemingly minor ones — and unauthorised past works can become your legal problem once you own the home. Check the listing details, ask about any past alterations, and factor in that repairs may need to use traditional materials and methods, which cost more. Properties in conservation areas carry their own restrictions too.
Older homes often have dated wiring, plumbing and heating, and tend to be less energy-efficient. Upgrading is possible but must be done sympathetically, especially in listed buildings where standard insulation or double glazing may not be permitted.
Period properties are rewarding but need consistent upkeep. Factor in higher maintenance costs and the likelihood of specialist tradespeople when you plan your budget.
